In this episode of Founders Club, I sit down with some of the most successful real estate entrepreneurs in the game.

Rod Khleif’s story is legendary: he built a massive real estate empire, lost $50 million during the 2008 crash, and rebuilt it from scratch… stronger, smarter, and more purpose-driven than ever.

This episode isn’t just another real estate interview. It’s a masterclass in resilience, mindset, and building long-term wealth in a tough market.

If you’ve been feeling the pressure of 2025’s volatile market conditions, this conversation will give you the strategy, motivation, and tools you need to not just survive, but thrive.

Who Is Rod Khleif?

Rod Khleif is a real estate investor, entrepreneur, author, podcast host, philanthropist, and educator. He’s owned over 2,000 rental units, hosted one of the most downloaded multifamily podcasts (Lifetime Cashflow Through Real Estate), and trained thousands of investors through his bootcamps and coaching programs.

But his real power comes from what he’s lived through, and bounced back from.

In 2008, Rod lost $50 million. And instead of walking away from real estate, he got back up, rebuilt it all, and committed himself to teaching others how to win, in good times and bad.

Rod’s $50M Loss — And What He Learned

Rod opened up with one of the most jaw-dropping lines of the interview:

“In 2006, my net worth went up $17 million while I slept. I thought I was a real estate god… But in 2008, I lost it all.”

Losing $50 million isn’t just a financial blow — it’s emotional, mental, and spiritual. But instead of retreating, Rod did what winners do: he rebuilt.

What stood out most in his story wasn’t how many deals he’s done or how much money he’s raised — it’s how deeply he’s committed to mindset and personal growth. Because according to Rod:

“The mindset it took to build 50 million is the same mindset it took to get it back.”

10 Success Strategies from Rod Khleif

Here are the 10 core principles Rod shared for creating massive success — even in a market like we’re facing today.

1. Start With Clear, Specific Goals

Rod calls it “goal setting on steroids.” It’s not enough to say “I want to make money in real estate.” You need to know:

  • What you want
  • Why you want it
  • Who you’re doing it for
  • What you’re willing to do to get it

“Most people spend more time planning a birthday party than designing their life.”

2. Make a Real Decision

“The Latin root of ‘decision’ means ‘to cut off.’ Burn the ships.”

Rod doesn’t believe in halfway commitments. You’re either all in or you’re out. Whatever you’re pursuing, more listings, your first multifamily deal, building a team, make the decision that it’s done, and back it up with action.

3. Take the First Step (Even If It’s Scary)

Many agents and investors today are stuck in analysis paralysis, waiting for the perfect time, the perfect deal, the perfect script.

Rod says:
“You can drive across the country at night with your headlights only showing 50 feet. You’ll still get there.”

Start where you are. Clarity and confidence come through action.

4. Fear Regret More Than Failure

Rod shared a story about a hospice nurse who asked dying patients their biggest regret. The number one answer?

“Not living the life I was capable of. Living someone else’s life.”

Rod’s message: Don’t wait. Don’t hesitate. And definitely don’t let fear hold you back.

5. Master Your Focus

“What you focus on gets bigger.”

If you’re focused on how bad the market is, you’ll feel stuck. Instead, focus on:

  • What you can control
  • The clients you can serve
  • The deals that do work
  • The actions you must take

Rod even highlighted the power of meditation, something almost all high performers he studies (via Tim Ferriss) do daily.

6. Play to Your Strengths

Stop trying to fix all your weaknesses. Build a team, hire, or partner for your gaps. If you’re analytical, team up with a relationship builder. If you’re great with people, find someone who can underwrite.

“Passion is required to influence. And passion comes from playing to your strengths.”

7. Surround Yourself With the Right People

“Show me your three best friends, and I’ll show you your future.”

Rod emphasized how your peer group is everything. If you’re surrounded by negative, small-minded people — that energy rubs off. When the market crashed in 2008, Rod was in Tony Robbins’ Platinum Partnership, surrounded by entrepreneurs who were still winning.

“A rising tide lifts all ships. Get around people who think what you think is hard… is easy.”

8. Break Through Limiting Beliefs

Rod shared his personal story of being bullied as a Dutch immigrant and developing the belief that he wasn’t “good enough.” For years, it held him back.

“Your belief systems are BS, belief systems, and most of them aren’t true.”

If you think you’re not smart enough, not experienced enough, not wealthy enough… challenge that belief. Then act anyway.

9. Operate With Integrity

“Do the right thing, even when it hurts.”

He’s had hit pieces written about him. Complaints from people who never even did business with him. But his companies run on a core value of integrity, and it shows.

As Rod says, “Problems are feedback. Learn from them.”

10. Lead With Gratitude

Rod spends each morning in gratitude, not just for what he has, but for what he wants, as if he already has it.

“You can’t be fearful and grateful at the same time.”

Gratitude is what brings abundance. It’s the foundation of his daily practice, and a huge part of how he rebuilt his wealth.

The Science of Achievement vs. the Art of Fulfillment

Rod dropped a powerful insight near the end of the interview:

“Achievement is a science. Fulfillment is an art.”

He said that after he built his dream mansion, a beach-front estate with waterfalls, aquariums, and everything he’d ever wanted,  he became deeply depressed.

Why?

  • He didn’t have new goals lined up
  • He wasn’t making progress
  • And most importantly, he was focused entirely on himself

Everything changed when he started giving back.

Rod now feeds over 150,000 children each year through his foundation. He’s donated thousands of backpacks, school supplies, and teddy bears for children in crisis.

“I didn’t give back because I had money. I got the money because I gave back.”

Rod’s Real Estate Strategy in 2025

While mindset is the foundation, Rod also shared some tactical insights for where he sees the best real estate opportunities right now.

1. Senior Housing

Rod is diving head-first into senior housing, which he calls a “massive opportunity” due to aging demographics. He’s actively teaching it to his students and buying projects nationwide.

2. Mobile Home Parks

Rod still loves mobile home parks as a high-cash-flowing, recession-resistant asset class.

3. Distressed Multifamily

He believes we’re heading into a major wave of opportunity as debt matures and distressed assets hit the market. He’s building cash reserves and raising capital now so he’s ready to move when the market shifts.

“We’re raising as much cash and access to cash as we can. The opportunities are coming.”

Advice for Realtors and Investors in Today’s Market

If you’re an agent, investor, or entrepreneur who feels like you’ve hit a wall — Rod’s message is simple and powerful:

“Get reconnected to your goals. Create that hunger again. Then make a decision. Take massive action. And get around people who are winning.”

The market may be tough, but this is where wealth is made. The people who take action now will be the ones leading the next wave.

Final Thoughts

This episode was a powerful reminder that success in real estate, or anything in life, has very little to do with market timing, and everything to do with your mindset, habits, and peer group.

Rod’s story proves that even if you lose it all, you can bounce back… stronger, wiser, and more fulfilled than ever.

“Don’t fear failure. Fear regret.”

Now is the time to lean in. Build the skills. Make the calls. Set the goals. Surround yourself with winners. And give back.

Success is waiting — but only if you decide it’s already yours.
